Which information belongs to your agent profile?
Your profile holds your legal name, phone number, province, real estate licence number and current brokerage. Include your Broker of Record and deal administrator names and email addresses. Your real estate licence number is not your driver's licence number.
Profile information can be reused for future applications. Update it when your brokerage, contacts or documents change. A previous application does not remove the need for current information or staff review.
| Document | What it supports | When to update |
|---|---|---|
| Valid government ID | Identity information, such as a driver's licence or passport | When expired or your identity information changes |
| VOID cheque or direct deposit form | Payment account details | When your receiving account changes |
| Annual commission statement or T4A | Income information, where applicable | When newer information is requested |
Which documents are specific to each transaction?
Provide the address, transaction type, closing date and requested advance amount for the new deal. Current transaction documents are needed even when you have used iCommission before.
| Document | What to provide |
|---|---|
| APS or transaction contract | The Agreement of Purchase and Sale or applicable presale contract, including relevant signed schedules and amendments |
| Waiver / condition removal | Evidence of condition removal when applicable, or the relevant document status |
| Signed Trade Record Sheet (TRS) | The current brokerage trade record, where available for this transaction |
| Deposit receipt | Evidence of the deposit, or an explanation if unavailable |
| SOLD MLS listing | The sold listing for the transaction, where applicable |
What if a document does not apply?
A waiver is not needed for every agreement. Where the application offers a document status, select the accurate status instead of uploading an unrelated file. For a document that is not currently available, explain why it is unavailable.
Presale transactions may not have a TRS or SOLD MLS listing. The team considers the transaction type and may request supporting presale information. An explanation helps the review; it is not an approval or a guarantee that no further documents will be needed.
How should you provide documents?
Do not send identification or bank documents through a public website chat. Use your secure account for application uploads.
- Upload documents inside your signed-in iCommission account, under the correct profile or application category.
- Provide readable, complete files, including relevant signature pages. A document may consist of more than one file.
- Wait for uploads to finish and resolve any upload errors before submitting.
- For an existing application, add missing documents to the same record. Do not create another application just to supply a missing page.
Common questions
Does every transaction need a waiver?
No. A waiver or condition-removal document is relevant when conditions need to be removed. Select the accurate document status in your application; the team reviews it against the agreement.
Do I need a TRS and SOLD MLS for a presale?
These documents may not exist for a presale. iCommission assesses their relevance to the transaction and may request other supporting information.
Can I reuse documents from my previous application?
Current profile documents may be reusable. Update expired or changed information, and provide the documents for each new transaction. The team may request updated information during review.
