iCommission helps eligible licensed real estate professionals access part of an earned commission before a transaction closes. Every request is reviewed individually, and final eligibility, pricing, terms and timing are confirmed by the iCommission team.

The Essentials

What is a commission advance?

A real estate professional may earn a commission when a transaction firms, but the brokerage normally pays that commission after closing. A commission advance provides earlier access to an approved portion of that expected commission. At closing, the brokerage settles the amount according to the signed agreement.

It is a business cash-flow arrangement tied to an earned commission. Website registration or document submission does not mean automatic approval and does not guarantee a particular advance amount or funding date.

Document Checklist

Documents normally requested

Requirements can vary by transaction type and application history. A standard application may request:

  1. Valid government-issued identification
  2. VOID cheque or direct-deposit form
  3. Annual commission statement or T4A documents
  4. Agreement of Purchase and Sale (APS)
  5. Waiver or condition-removal documents, when applicable
  6. Signed Trade Record Sheet (TRS)
  7. Deposit cheque or receipt
  8. SOLD MLS listing

Returning agents

A real estate licence number is the primary identity reference. Information from a previous application may be available, but documents for the current transaction must still be provided.

Presale transactions

A presale transaction may not have a Trade Record Sheet or SOLD MLS listing. The review considers the transaction type instead of automatically treating those documents as missing.

Missing documents

Sign in to your iCommission account, open the existing application and add the requested documents there. Submit the updated application when it is ready, without creating a new case.

What is a commission advance?

Who can apply for a commission advance?

iCommission serves licensed real estate professionals working through a brokerage in Ontario, British Columbia, and Alberta. Each application is reviewed individually.

What documents are normally requested?

Applications may require identification, direct-deposit details, income verification, the agreement of purchase and sale, waiver documents when applicable, trade record sheet, deposit receipt, and sold MLS evidence. Required documents can vary by deal type.

Do returning agents need to submit everything again?

Returning agents can reuse current profile information in their account, but must provide documents for the new transaction. A real estate licence number helps the team match historical records; it does not by itself grant access to an account.

What if a presale deal does not have a trade record sheet or MLS listing?

For presale transactions, a trade record sheet and sold MLS listing may not exist. Their absence is assessed in the context of the deal type rather than automatically treated as missing.

How are advance amounts, pricing, and timing determined?

Advance eligibility, amount, pricing, terms, and funding timing are determined after review. iCommission does not promise automatic approval or a guaranteed funding result through the website.

How do agents submit missing documents?
